What a home inspection covers...

Structural Systems

Foundations, basements, decks, walkways, floor, wall and ceiling structures.

Electrical Systems

Service entrance and panels, branch circuits, smoke and CO detectors, and GFCI testing.

Interior

Ceilings, floorings and everything in between.

Thermal Imaging

Used to reveal hidden issues like heat loss, possible leaks, and electrical hotspots, aiding non-invasive home inspections.

Exterior

Wall coverings, flashing, grading, drainage, walkways, driveways, garages and associated systems.

HVAC Systems

Heating, ventilation, and air conditioning equipment, inc. ducts, vents, and flues.

Safety and Quality

We identify safety and quality issues, letting you know if further evaluation from a Specialist is needed.

Detailed Report

Electronically delivered within 24 hours, the easy-to-read report will give you the ability to make an informed decision and plan accordingly.

Roofing

Roof coverings, drainage systems, flashings, skylights, chimneys and other roof penetrations.

Plumbing

Water supply/waste systems, water heater, fixtures/faucets, fuel storage and distribution systems.

As members of the Home Inspectors Association BC (HIABC), every inspection and report is completed to HIABC Scope of Inspection standards.

All of our findings will be detailed in your easy-to-read report and delivered electronically (typically within 24 hours of your appointment). From your report, you will be able to see the items we discussed along with images and recommendations.

What the inspection doesn't cover...

Warranty

A home inspection is not a warranty for the home. Home inspectors can only report on physical evidence of current or past problems present at the time of inspection.

Technically Exhaustive

Home inspectors don’t dismantle systems.

X-Ray Vision

Unfortunately, home inspectors can’t see behind walls, insulation, and the internal workings of systems.

Minor Cosmetic Reporting

While we will report on major cosmetic issues, the report will not contain a detailed list of every minor cosmetic issue in the home.
