Q. Will you check for asbestos?A. While there is no way to determine if something contains asbestos without specific lab testing, your inspector will report on any items known to have a high likelihood of containing asbestos (e.g., vermiculite insulation, old ducting join wrap, etc.). Be aware that asbestos was highly used until about 1993 in a multitude of building materials. This rages from insulation, to flooring, and even popcorn ceiling compound. Be aware that, while relatively not dangerous if left undisturbed, asbestos can cause substantial lung damage (e.g., cancers, asbestosis) if disturbed, or aerated, and breathed in. It is recommended to do your own research before renovating homes build before early 1990s so you can be aware of the risks, and have the appropriate technicians preform the tasks safely. Q. How soon will I receive the inspection report?A. At the end of the inspection, your inspector will happily give you a verbal report, either at the inspection address, or over the phone if you'd like. The verbal report highlights important information and findings that will be expanded on in the official report. Your easy-to-read report will be electronically delivered to you within 24 hours of inspection. If you have any questions after reading the report, you can call, text, or email us anytime.

Q: What happens if the inspector finds problems?A: Whether your inspector identifies problems during your home inspection or not, you will receive a detailed report. In your report is where we will outline any deficiencies discovered. This report will include photographs and descriptions of the problems, explaining their severity and potential impact on the property. Q. Do you test appliances?A. While not part of the HIABC Scope of Inspection, as a courtesy your inspector will briefly operate appliances to ensure they turn on. Deficiencies will be reported, if found. However, because appliances are operated after the inspection, it is recommended to check all appliances upon possession as their operational status may have changed.

Q: Can a home fail an inspection?A: The home inspector and their report does not pass or fail a home. It is only the client themselves who can "pass or fail" a home based on information contained in the report. A home inspection is designed to provide a detailed assessment of the condition of a property at the time of inspection. Since buying a home is subjective, what might be acceptable for one buyer is the opposite for another. While a specific item or system may be deficient, or 'fail' inspection, the home inspector will not report that a house has passed or failed, since all problems are either repairable or replaceable. Q. What should I do if the seller refuses to fix issues?A. Any items regarding the transaction of the home (ie. negotiation, delegation of responsibility, etc.) should be addressed to your realtor. As home inspectors we can only objectively report on the condition of the home, recommend repairs by qualified individuals, and provide an ideal timeline based on severity of said deficiencies. The reports are to provide our client the evidence and education to make an informed decision. Exactly who completes and funds the repairs, or when exactly the repairs are preformed would be out of Haven Home Inspection's, and the Inspector's, hands.

Q: How long does a home inspection take?A: At Haven Inspections, the duration of a home inspection typically ranges from 2 to 4 hours. The exact time required depends on various factors such as the size, age, and condition of the property. For example, larger homes or those with additional features like suites or detached structures may take longer to thoroughly inspect. Our professional and experienced inspectors take the time necessary to provide a comprehensive assessment, ensuring that every component of your home is carefully examined. The client is encouraged to join us at the property in the last 30 minutes of the inspection to go over findings. After the on-site inspection, we also dedicate additional time to compile a detailed report, which you will receive within 24 hours. This report includes our findings, important photographs, and any recommended actions, empowering you to make informed decisions about the property.

Q. Can I use the inspection report to negotiate the price?A. The client can use the information gained about the property from the inspection report in any fashion they would like. It would be up to the client who to share the information with. Any items regarding the transaction of the home (ie. negotiation, delegation of responsibility, etc.) should be addressed to your realtor, whom we could add as a third party to your contract if you would like information to be shared with them. Important to note that the contract states the report provided is between the client and Haven Home Inspections directly and shouldn't be used by a third party; or in replacement of performing another inspection in the future for that property. As home inspectors we can only objectively report on the condition of the home, recommend repairs by qualified individuals, and provide an ideal timeline based on severity of said deficiencies.

Q. Will you check for mould?A. While specific lab testing is required to identify 'mould', your inspector will identify any "organic growth" found so you are aware if you would like to get a specialist to preform testing. Usually organic growth occurs because of trapped moisture and poor ventilation. Removing the moisture and/or increasing the ventilation is going to be your main course of action otherwise the problem will come back if removed, or continue to get worse. The inspector will also recommend air quality testing in the event of a musty smelling house even if no specific staining areas found, or from found evidence of large hydroponic activity. This is important especially if you or your loved ones have any respiratory problems.

Q: Do I need to be present during the inspection?A: While we highly encourage coming to the inspection, we'd recommend waiting until the last half hour of the booking. At that point your inspector will have had the time to do a throughout assessment and be able to give you a concise overview of the home and important items during a brief walk through. Being there allows you to ask specific questions on the spot, and be shown items of interest. If you can't attend, don't worry — we can provide you with a verbal walk through over the phone whenever works for you. Our detailed inspection report, complete with photos, times, locations, implications, and recommendations will have all the information you need to know going forward.

Q: Do newly built homes need inspections?A: Yes, newly built homes should absolutely be inspected. Even though these homes are new, they can still have various issues related to construction quality, incomplete work, or minor defects.
